New e-brokerages are changing the rules for selling and buying homes in large cities throughout the US. The business plans of these new-style brokerages are the same in a number of aspects. These include heavy reliance on the Internet, division of labor between an office-bound agent and an outside agent, discounted fees and variable commissions. Some startup Internet brokerages include Berkley, CA-based zipRealty.com, Houston, TX-based eRealty.com and Homebytes.com.

Housing sales hint at decline

The sale of homes in Apr 2000, is projected to decline by 1% to 4.77 million compared to 4.83 million in Mar 2000. The decline is a significant reduction from the 5.2 million homes sold in Apr 1999. While high mortgage rates due to efforts by the US Federal Reserve to cool the country's economy have been blamed for the drop in home sales, industry analysts say that a sluggish stock market and a limited housing inventory are perhaps more important factors.

Booming economy creates red-hot rental markets

The strong US economy, coupled with robust job growth, has pushed the level of apartment building occupancy to 95.5% in 2000. The performance, an increase of 0.6% from the previous year, represents a shift away from single-family home sales. Some of the factors credited for the strong showing of the apartment sector in the country include the continued high prices for home acquisition and the ability to place workers near their place of work.
