Assignment conditions: a Z-score approach
Article Abstract:
UK landlords can use the 'Z-score' approach to put objective conditions into alienation clauses when agreeing lease assignment conditions with tenants. The Z-score gives a more objective assessment of a potential tenant's risk profile than tests such as gearing, assets tests and rent cover: these can give conflicting signals, so that a financial analyst must then give a subjective opinion. The Z-score can therefore help a landlord protect himself against the lease being assigned to a weaker tenant.

The value of building codes
Article Abstract:
A study was conducted to examine the viability of building codes in ensuring safety and quality levels of builders and buyers. The study applies a double moral hazard approach to the problem and considers the first-best solution possible. Results show that these codes provide first-best solution if they prescribe optimal safety levels, apply efficient technology for achieving such levels and if the courts use Negligence rule as a liability rule.

A simple search and bargaining model of real estate markets
Article Abstract:
A study was conducted to evaluate a model describing real estate markets. The study focuses on the role of brokers and their impact on search and bargaining decisions by buyers and sellers in the market. Results show that broker listings reduce the intensity of search by sellers and buyers. In addition, broker commission fees are conditioned by employment, Nash equilibrium and market equilibrium factors.
