Combine and conquer
Article Abstract:
Corporate mergers may lead to changes in the property requirements of the new company. Some merged companies will wish to find a new headquarters building which may leave second-hand space vacant in the centre of a town. If a large company decides to move out of a town the value of property in the town may be adversely affected. Companies needing a very large space in the centre of a city will be limited by the unavailability of suitable sites. Some companies may be merging to reduce costs therefore they will need to dispose of excess property.

Big Four bottleneck
Article Abstract:
While Manchester's commercial property letting figures for 1998 were the second highest ever, four of the largest city-centre office schemes remain empty. Despite this, Ken Bishop of DTZ Debenham Thorpe says that the city is facing an undersupply problem, with 23,225 sq mt of grade A space available and annual demand standing at some 26,012 sq mt. He believes that the new buildings remain unoccupied because they do not match the needs of occupiers.
