Article Abstract:
The start of the European Monetary Union (EMU), on Jan. 1, 1999, is likely to create a environment where banks will be more competitive. Some experts forecast institutional investment in property will increase by up to 10%. Others point out American investors will be very interested in moving into a pan-European market. Many UK property firms have not shown any interest in expanding into Europe because differences in leases and taxation will remain. Some experts suggest the introduction of the EMU will increase the number of companies which merge or are purchased by others.

Training and service are very important elements in a successful business, according to FPDSavills Executive Director Victoria Mitchell. She does not regard herself as particularly ambitious, but admits that she is competitive and greatly dislikes doing things badly. She believes that her company will gain business by showing a strong commitment to its clients. At present, she is focusing on identifying a European partner for FPDSavills, and is in negotiations with around five European companies.
