Corporate real estate: ownership and leasing alternatives
Article Abstract:
Corporate ownership and leasing alternatives designed to meet a firm's real estate needs are described. These include sale-leaseback transactions and operating and capital leases such as synthetic leases, triple net leases, build-to-suit leases and leveraged leases. These options leave the firms with a variety of choices, according to their individual needs. Specific preferences with respect to a company's credit profile, residual risk and tax position are factors that may influence the choice for leasing or ownership.
