The retail market in Halifax, England, is strong, with prime rents reaching 85 pounds sterling per sq ft. Demand for the freehold of offices in the town is high particularly from firms based in the town. Elland, England, is very popular with office occupiers, as it has been able to offer space when firms have been unable to find suitable premises in the other M62 towns. The Lowfields Business Park has some 364,000 sq ft of office and industrial units. Development in the town centre has been limited in Huddersfield, England. Demand for office space is also not being satisfied.

The office property market in Newbury, England, is rather weak at present, with no new office space having been built and let in the town since late 1995. The town is often seen as being dominated by Vodafone, and this makes some institutions unwilling to build speculatively there. There is space available on sites outside the town, but some tenants are keen to occupy buildings within the town. Retail activity in Newbury has focused on Newbury Retail Park, which may have a negative impact on town centre rents.

Article Abstract:
The authorities in Lincoln, England, are planning to redevelop the city centre although the lack of suitable sites is restricting the construction of new retail outlets. The office buildings market is affected by lack of space for parking and is coming under increasing competition from new office sites on the outskirts of the town. The construction of the University of Lincolnshire and Humberside to accomodate 5,000 students may provide an increased retail and leisure market for the area.
