Demand for the freehold of offices in the town is high particularly from firms based in the town. Elland, England, is very popular with office occupiers, as it has been able to offer space when firms have been unable to find suitable premises in the other M62 towns. The Lowfields Business Park has some 364,000 sq ft of office and industrial units. Development in the town centre has been limited in Huddersfield, England. Demand for office space is also not being satisfied.

Retail activity in Newbury has focused on Newbury Retail Park, which may have a negative impact on town centre rents.
