US factory outlet developer McArthurGlen is looking to establish a strong presence in Europe. Its first development in mainland Europe was in Troyes, France, where occupiers are a mix of local and international brands. It has also linked with BAA to create a Designer Outlet Centre in Parndorf, Austria. This has attracted opposition from local retailers, but McArthurGlen points out that it will not be in competition with local retailers, especially those offering tertiary and primary goods. Furthermore, the development will create 500 full and part-time jobs.

Caught out by competition

The retail industry in Liverpool, England, needs a high focus shopping development to help it to provide premium outlets for manufactures and customers. Rents in Liverpool remain low and there are few small units coming onto the market. Some new developments are in progress such as Neptune Developments at Williamson Square and it is planned that two major retailers will move into the old Post Office site. Some agents suggest that many of the top manufactures are reluctant to move into Liverpool preferring to set up operations in Manchester, England.

In Mar. 1996 UK property developer Hanson was given permission to spend 35 million pounds sterling on a remodelling project at the Imperial Tobacco factory site in Briston, Avon. UK Insurance company Prudential announced its intention to work with developers Lend Lease on the 700 million pounds sterling development near Dartford, England, in Jun 1996.
