Article Abstract:
German property investors entered the UK market when property values were low in the early 1990s. The UK market gave German investors better returns than those in Germany particularly at a time when the German economy was not performing well. Investors from Germany choose to make larger investments than their British counterparts such as the Lloyd's building which bought by Despa for 180 million pounds sterling in 1996. Initial yields from the buildings have declined between 1996-97 therefore it is not certain whether German investors will continue their interest in the UK property market.

Many German property investors, with investments in the UK, are selling their assets to take advantage of the currency rates and make a profit on the currency exchange of around 30%. Some analysts suggest the Germans are planning to remove their funds to Germany and France where changes in the rules have made the property investment more attractive. German property investors have not invested in UK property during 1998 but in 1997 they invested 890 million pounds sterling. The German company DEGI plans to sell its total London, England, investments for 430 million pounds sterling.

Some 235 European commercial property investment deals, in 1997, involved foreign buyers and were worth $11.7 billion. Purchasers from the UK accounted for 9% of the deals whilst buyers from the US and Germany made transactions worth 62% of the total. Some industry observers suggest the increasing interest in Europe may be as the result of concern the UK market will go into decline. Representatives of the UK investment company Citadel pointed out the company has been able to purchase high quality buildings, which are already occupied, and receive better yields than in the UK.
