UK property companies are set to follow the example of their US counterparts in linking with technology companies to form dot.com joint ventures to provide telecommunications services to clients. Stanhope is negotiating with bluetooth.com about providing latest communications at its Chiswick Park scheme in west London, England. It already has a stake in a business-to-business internet firm being launched by Premisys. Arlington is reviewing services offered by US and UK telecommunications companies, while Pillar Property is planning to create websites for all its out-of-town retail parks.

Developments are more exciting than investments, according to property developer Peter Freeman. He founded Argent with his brother Michael in the early 1980s, and floated this company in 1994. The brothers decided to sell the company in Jul 1997, but will continue to work with it for the foreseeable future. For the next few years, they will not do anything in property development that is not linked with Argent. Freeman believes that Argent faces a challenging future as a wholly owned subsidiary of a pension fund and a pioneering developer in its own right.

Leisure gets the nod

The UK leisure industry is currently booming and attracting many property developers and agents, but there are fears that the leisure park sector could overheat. The hype surrounding leisure developments has led leisure operators to consider direct development, while developers who previously have had nothing to do with the sector are also seeking to move into leisure. However, most property developers do not understand how the leisure sector works.
