Developers see the light

Demand for small and medium sized offices is acute in Hemel Hempstead, Hertfordshire, England. Some 303,552 sq ft of office space in the town is being acquired by Legal and General, for 47.5 million pounds sterling. The market for industrial buildings in Hemel Hempstead is buoyant, with very little new space coming onto the market. It is predicted new offices in London Street, St Albans, Hertfordshire, will achieve rents of more than 20 pounds sterling per sq ft. Rents are increasing because of the lack of vacant buildings but there is little new speculative development.

Article Abstract:
Current proposals for the regeneration of the city of Portsmouth, England, include plans to link it with Fareham via a light rail line running through a tunnel under Portsmouth Harbour. It is hoped that the plan would ease traffic problems on the M275, but it is questionable whether the project will stimulate the city's commercial property market. Meanwhile, the 112 million pounds sterling-worth of Millenium funding that the city has been granted is expected to be spent on creating new tourist attractions.
