Effects of increased productivity
Article Abstract:
Changes in production management and labour use have great implications for the UK industrial property market. Since the 1980s, the total stock of industrial floorspace has fallen by some 40%. This is linked to a fall in manufacturing employment: manufacturing output is rising but the labour force is shrinking. Between 1984-94, floorspace in the 'factories and mills' category fell by 43%, while employment fell by over 20%. This trend is due largely to greater productivity within the manufacturing industry, which has led to improved productivity of floorspace.

The facilities management (FM) sector is one of the fastest growing segments of the UK property market, and is being driven largely by the increasing number of firms outsourcing such services. The UK FM market is worth an estimated 65 billion pounds sterling a year, although measuring the market is difficult because of problems defining FM. FM covers services including catering, cleaning, grounds maintenance, mail room services, reception and even the strategic implementation of the virtual office.

UK architects are having to adapt to major changes in working practices and environments and are also facing growing competition from specialists such as management consultants, space planners and facilities management consultants. Architects must respond to the growing demand for flexible workspaces, cost-efficient building envelopes and energy-efficient building management schemes. Architects will only succeed in beating off the competition by being multi-disciplinary.
