Article Abstract:
Increased demand for reasonably-priced hotel accommodation in North America and the increasing interest to acquire underutilized, Class B and C establishments help spur the re-emergence of downtown hotel development in the region. Growth in the sector was further induced by well-established investment markets and long-term development of equity and debt in North America. Real estate developers have also developed various strategies in handling market risks, including the adoption of efficient standards for market selection, analysis of supply and demand relations and carrying out consistent property inventory.

Strategies for unintentional owners of hotel assets
Article Abstract:
The slackening of the hotel industry has made lenders to hotel properties the unintentional owners of these properties. Lenders and other persons devoid of any interest in owning hotels suddenly discovered that they must decide whether to obtain title to the hotel or simply watch as their interest in the said property diminish. Thus, unplanned owners of hotels are given a framework for asset preservation or subsequent alienation.

Hotel expansion through conversions
Article Abstract:
The most viable expansion approach that can be undertaken in the existent market is to cater only on a conversion basis. The whole market of available hotel conversion opportunities can be summed up into three main categories. There are several conversion criteria that can be considered when identifying an ideal hotel conversion candidate.
