The city centre of Manchester England, is experiencing a buoyant retailing industry, with rising rental values particularly for prime space. Several large retail developments are in progress. Some local agents suggest real retail growth will increase by 20%, by 2003. The opening of the Trafford Centre, in 1999, may reduce turnover for city centre shops. Some observers fear the additional 1 million sq ft of retailing space, available at the Trafford Centre, may also cause rents to fall. Others predict rental values of prime retail properties will reach over 300 pounds sterling per sq ft.

Article Abstract:
Changes in the political situation in Belfast, Northern Ireland, have encouraged a growth in leisure outlets in the city centre. Some operators have found the licensing regulations difficult to manage therefore there are few public houses and nightclubs in the city. A 592,034 sq ft leisure centre, The Odyssey, is planned for Langanside. The retail market is buoyant with many retailers from the UK mainland planning to move into Belfast. Rents for prime outlets are around 200 pounds sterling per sq ft. New housing development in Belfast will encourage more retailers to the city.
