Harlow will mark the 50th anniversary of its foundation in 1997, and there are plans to revitalise Town Centre South with new leisure and retail space. Harlow will be bidding for Single Regeneration Budget money in 1998 and it expects the initiative to boost its image. The main industrial areas are Templefields and the Pinnacles, with SmithKline Beecham one of the major occupiers. Nortel is also a major presence, and is expanding its laboratories near Church Langley. The hub of activity at nearby Stansted is the airport, which also has plans to increase its amount of passengers.

The city of Norwich, England, could be transformed if a 75 million pounds sterling leisure, residential and retail development is approved. Gazeley Properties and Railtrack plan to turn a 17 hectare derelict site next to the railway station into a development which could include 12 shops, a 7,897 sq mt food superstore, family entertainment centre, swimming pool, multiplex cinema, river cafes and 250 houses. Although most locals seem in favour of the scheme, it is not certain to be approved, especially since a rival leisure scheme has been proposed for a site owned by Nestle UK.

Owner-occupiers dominate the industrial property sector in Dublin, Ireland, and recent research indicates that only 35% of companies seeking space are prepared to rent. There is strong demand for industrial property, and this is pushing prices up, with industrial rents rising by 11.7% in the year to Jun 1996. Vacancy rates have fallen to 5%, but there is still a reasonable volume of vacant space available.
