Developers are now competing strongly to obtain sites for retail park development, as they fear that the Department of the Environment's PPG6 revisions could reduce the supply of sites after 1996. Almost 6 million sq ft of space on retail warehouse parks is set to be completed in 1995, and many schemes which until recently would not have attracted attention as development opportunities are now being prelet. The rapid expansion in retail warehouse space is also partly the result of investor demand.

Heathrow Airport Ltd. is a subsidiary of BAA PLC and has a commercial property portfolio totalling 3.25 million sq ft. The company is set to begin a new development programme, including some 1 million sq ft of speculative space, which will significantly affect the total Heathrow property market. Rents in the area are high, although unit space is small, with typical rents for suites in Terminal 3 being around 42.50 pounds sterling per sq ft.

Princes' progress
Article Abstract:
The retail property market in Edinburgh, Scotland, is still performing well. Demand is firm in the investment and occupational sectors. The Hermiston Gait Retail Park is now being built at Gyle. The Gyle Shopping Centre is not affecting Princes Street much, as far as investment and retailer demand are concerned.
