Funds from operations: clarifying the FFO measurement of REIT operating performance
Article Abstract:
The National Assn. of Real Estate Investments (NAREIT) adopted a definition of funds from operations (FFO) in 1991 to provide a more reliable strategy for evaluating the performance of REITs. This FFO definition required REITs to reflect contributions from unconsolidated partnerships and joint ventures in their FFO on the same basis as the REITs' own operation. It also specified that depreciation and amortization need to be added back to the REITs' net income without specifying what amortized items should be included.
