There is little developer interest in office or retail schemes in the area covered by junctions 25-27 of the M25, which takes in the towns of Waltham Cross, Enfield, Cheshunt and Epping. The key office schemes are Birse Properties' 33,000 sq ft Falconry Court in Epping and Capital and Counties' 60,000 sq ft Turnford Place in Cheshunt. There is a considerable amount of smaller secondhand space to let in the area. The main retail market is Enfield town centre.

Retailers' musical chairs

The retail sector in Taunton has seen many changes recently. Lombard Street Properties plans to build new shop units at the old County Hotel, and it is believed that this will attract a number of leading retailers. Vacancy levels in the prime retail area have fallen to less than 5%, despite fears that out-of-town schemes may take customers away. The office market has been rather weak lately, but demand is expected to pick up soon.
