The Quayside development in Newcastle-upon-Tyne, UK, is fast becoming the city's new business location, but this does not necessarily mean a gloomy outlook for the property market in the city centre. The city centre suffers from a lack of good-quality accommodation, but the property market in the city centre could be boosted by the planned bypass to the west of the centre. This could lead to several developments with on-site parking near the city centre. The attractions of Newcastle as an office location include the quality of life, labour force and communications infrastructure there.

Coventry, West Midlands, England, benefits from its central location in the UK which is helping boost demand for real estate. The skills of the work force is also important in attracting some companies. Over 45% of the labor force has technical, professional or clerical abilities and this is an importance factor for Lloyd's Register Quality Assurance, which has relocated to Coventry. Second hand space is still available in large amounts and this will have to be used before speculative developments are undertaken.

Image is becoming less important in the UK real estate industry, and clients seeking offices are more concerned with flexibility and other practical issues. Clients seek flexible lease terms and flexible layouts in buildings. Tenants have more access to information and larger firms may have real estate managers. Future needs are difficult to forecast due to economic uncertainty, hence the need for flexible agreements. Companies are also moving less often and delaying moves for longer.
