Hapy new year? the latest EG IPF survey reveals that investors are revising their expectations for 1995

A survey by Estates Gazette Investment Property Forum found that investors have downgraded forecasts for property performance in 1994 and are preparing for an even bleaker 1995. 1995 returns are predicted to be 12.8% compared to the 13.67% forecast in June. Offices are predicted to be the best performing sector, followed by retail shop units. Distribution warehouses are expected to be the worst performing sector.

BL raises expectations of complete Broadgate buy

British Land has launched a smaller share issue than expected to finance its acquisition of Stanhope. The placing and open offer, is underwritten by SG Warburg and UBS, and aims to raise 210 million pounds sterling. The company is also considering several other property investment opportunities which could include the acquisition of the Chef & Brewer pub chain from Scottish & Newcastle.

Article Abstract:
Investors are still attracted to the property sector, even though their forecast for total returns for 1995 has now been reduced to 5.42%, from 12.1% in Dec 1994. There is particular interest in the office sector, and investors are also still interested in industrial buildings. The retail sector, which has traditionally seen most investor interest, has become less popular.
