Valuers of retail property in the UK still using zoning methods based on a historic 'standard' shop size of 18ft x 60ft, even though there has been a clear shift in demand over recent years towards larger retail outlets. This is one example of how rent reviews and valuations have failed to adapt to extensive changes in the retail letting market. Present valuation techniques place too much emphasis on evidence from small standard shops, while attractive rental offers on larger outlets tend to discriminate against smaller ones.
