Homeowner tax credits: their effects on multifamily property owners
Article Abstract:
Pres George Bush proposed a 10% tax credit for first-time home buyers and a 15% acceleration of tax depreciation for equipment as measures to stimulate the US economy. Using estimated figures from the National Association of Homebuilders, the possibility of the home buyer tax credit having a negative effect on the rental housing industry is examined. It is shown in the analysis that such a tax measure will cause apartment vacancies to rise and force apartment owners to suffer losses. Moreover, the expected increase in foreclosures will also increase the losses in the financial sector.

The United States commercial real estate market is affected by the amount of credit available, and the position will only stabilise once corrective forces have run their course, a process which is slowly beginning. It is difficult to assess how much adjustment is necessary, though the Resolution Trust Corporation is among the agencies which is helping solve the problem through its efforts and expertise in the field of loans and liquidations in the real estate market.

Leasing and management in the Northeast
Article Abstract:
The real estate market in Northeastern states, particularly the office market, is showing signs of recovery after a long period of recession. The suburban areas near major commercial districts such as Boston, South Shore, New Jersey and Westchester are performing well. However, statistics show that full recovery is a remote prospect. The industry can only achieve recovery if a healthy relationship is developed between businesses and the government.
