Article Abstract:
Some 75% of industrial and distribution occupiers felt that building security and ease of access to the site were both important factors was the conclusion of a survey of 100 industrial and distribution occupiers in the West Midlands, England. The survey, which was undertaken in Dec 1996, also found that more than 40% of occupiers in the region were considering expanding their business and 72% would choose to have a building built to their own design. Many companies were pleased with the local skilled workforce and the centrality of the location therefore would not relocate.

Some 55% of industrial and distribution occupiers in South West England and South Wales, who were questioned, reported that they were experiencing difficulty in finding skilled workers. Companies in the Midlands, England, were considered to be the most important competitors for industrial and distribution businesses in South West England and South Wales. Over 50% of respondents had found the Second Severn Crossing of some use to their companies. A survey of 75 industrial and distribution occupiers, located in South Wales and South West England, were questioned in Sept 1997.

Some 49% of industrial and distribution companies who were questioned felt that the A4 road was not of special benefit to their business. One hundred industrial and distribution companies in the East Midlands, England, were questioned on a variety of aspects. Around 75% of production companies preferred to build and design their own facilities whilst 42% of distributors were happy to use speculatively built buildings. Industrialists and distributors looked primarily for security, parking facilities and easy access when choosing a new location.
