The demand for secondhand office buildings remains slow in Hammersmith, England, due to oversupply. Some new prestigious office buildings have been built in the area, such as the Ark. Rents of 32.50 pounds sterling per sq ft have been achieved. Local agents point out public areas are in great need of refurbishment.

Hemel Hempstead, England, like most towns adjoining the M25 motorway, is suffering from a lack of office space. The largest office block in the area, the 29,078 sq mt Breakspear Park, is one of the few hi-tech office sites on the market, with rents of around 215 pounds sterling a square foot being asked. Tim Worboys of Jones Lang Wootton says that pre-lets are the only option for businesses seeking accommodation in the area. The town's retail sector, which suffered from oversupply during the recession, is healthy, with prime pitches available at around 646 pounds sterling a square meter.
