Irish Republic: Market Stays Down Due to Unhappy Economic Picture

Office space in the Irish Republic has had bad economic times. During 1981, the market boomed, but it fell sharply during 1982. Private sector tenants have lost faith in the atmosphere of political and economic unrest. The new Fitzgerald Administration may allay some of the political fears. Dublin has an abundant supply of new office space. Tenants can find bargains well under the quoted average price of nine Irish pounds per square foot. The industrial market is also suffering from difficult economic conditions. Demand in this area is for small spaces, typically under five thousand square feet, with rental rates of under three Irish pounds per square foot. Investment interest focuses on office and retail developments at the two million pound level.

South Africa is in the worst economic straits it has seen since 1945. Gold is at a low price level and double-digit inflation has exacerbated matters. South Africa is betting that recession has bottomed out and inflation rates will decline. The bottom half of 1984 may show some economic improvements. A referendum on a new constitution does not directly address the status of the millions of urban blacks. Financial firms are still foremost in the market for property investment due to the closed economy. These firms are seeking out sale and leaseback situations for industrial property.
