A Brief Review of Statistics for the Ad Valorem Appraiser
Article Abstract:
Appraisers are using an increasing number of statistics. Computers have eased the tedium of ad valorem appraising. Computer Assisted Mass Appraisal (CAMA) systems are time-savers. Summary type statistics are analyzed, including mean, median, mode and weighted mean which are commonly thought to be measures of central tendency. Equity checks might well include price related differentials, dispersion coefficients, standard deviation, and coefficients of variations. These concepts are explained and exemplified with graphs and tables. Coefficients of dispersion is a preferred measure of assessment equity because the curve is not made to conform to a bell shaped data form. Standard deviation and coefficient of variation can be good equity measures if the pattern is a normal, bell-shaped curve. A single- family residential computerized assessment sales ratio study for Orange County, California is featured.

A Brief History of the Fur Trade
Article Abstract:
The nature classes and grading of thirty fur animals forms the basis of this historical analysis of fur usage and its effect on business in Europe and the United States. Prominent breeding organizations are referenced. Comparisons are drawn based on manufacturing, distributing and retailing roles. Several related issues are examined: valuation, damage depreciation, insurance, claim adjustment, salvage and casualty loss. Tables of furs listing their relative wearabilities are featured. Tables of depreciation percentages according to wearability groups are featured. Such calculation is useful in determining the sound value of garments. Federal Trade Commission (FTC) rules have been revised four times for the fur industry since 1928; each time regulations against fraudulent marketing were strengthened. The possibilities and methods of saving damaged pelts are briefly reviewed.

Rent review: 1994 update
Article Abstract:
A number of cases which arose in 1994 highlighted the issue of rent review, one of the most complex areas of landlord and tenant law. Any consideration of a rent review problem must start with the status of any notice served and must look at whether there are time limits involved. A case involving the Chelsea Building Society, for example, focused on whether time was of the essence for the service of a landlord's trigger notice. Another case, involving Guildford Borough Council, looked at whether the expression 'ground rent' indicated rent which reflected the value of the buildings erected at the expense of the tenant.
