Lack of stock frustrates buyers

The UK office investment market has shown yields of 7.54% from prime office sites in 1996 in comparaison to yields of 6.95% achieved by the overall property market. Some offices such as those situated around the M25 had very good yields but many property portfolios have been adversely affected by offices which are depreciating or are on short-term leases. A German open-ended investment fund paid 180 million pounds sterling for the Lloyd's building in London which paid an initial yield of 6.2%. Increasing rents in London could encourage more investment into the office property market.

ICl Software Technologies Centre of Excellence, Peritas and ICL Education Systems have moved into a 25,000 sq ft office building in South Manchester, England. ICL Software Technologies was looking for space to develop a Centre of Excellence for employees working on its software solutions business. The new site on the Concord business park offers good road access to all parts of the UK. Most employees already lived in Manchester so the move did not result in the relocation of many employees. The company has also leased a 100 space car parking area.
