The location of new business parks in the UK is determined by several factors, including occupiers' and planners' needs. In many cases, occupiers and local planners seek different solutions and the property industry needs to accommodate all viewpoints. Research shows that many companies are influenced in their location decisions by the advent of new technology and new working methods. Property developers have to take into account the location of potential business park sites as well as being aware of the impact of new planning guidance notes.

Although the UK property development market remains depressed, there is a reawakening of interest in speculative development. The disappearance of secondhand space from the market is encouraging a trend towards design-and-build units. Property developer Arlington is including three design-and-build units in its Arlington Business Park near Reading, England. Few developers are planning business parks purely for offices, with many deciding on mixed use sites, including distribution and industrial.
