Occupiers' requirements of their office space are often very different from what developers and agents believe that occupiers need. For many, having a flexible space is important, as they need to be able to change as their business evolves. For others, the key factor is good communications with their customers, while others place emphasis on an attractive view and light and airy accommodation. Factors such as car parking, air-conditioning and nearby shops are also rated as very important.

There is a clear shift towards themed restaurants in the West End of London, England. This is in turn increasing the size of accommodation required by restaurant operators, as they also need space for merchandising, which can represent 40-50% of revenue. There is particular demand for unusual buildings, for which landlords can set very high rents. However, it may also be necessary to offer rent-free periods to reflect the cost of conversion.
