The development of new links roads in West Sussex, England, has increased the demand for property in several towns in the area. Burgess Hill will have improved access to the M25 when the A2300 link road opens in March 1997, and with industrial rents 11 pounds sterling per square meter below neighbouring Crawley, available industrial space is going down. New roads connecting Worthing have led to an increase in demand for property here, and rents for smaller properties stand at 62 pounds sterling per square meter, thus opening up the scope for speculative development. The property situation in other local towns is described.

The town of Maidstone in Kent, England, is maintaining its position in the retail and leisure property sector despite strong competition from nearby out-of-town developments. Boots Properties is hoping to obtain planning permission for an 86 million pounds sterling retail development in the town centre, and Marylebone Warwick Balfour is developing an 8 acre leisure site. Businesses will pay rents of 13 pounds per square foot for high-quality office space, but show little interest in poorer quality premises. The property situation in other Kent town centres is also described.

Property specialists in English town Milton Keynes are hoping that speculative developers will move in to provide commercial space. The 5,000 new jobs per year needed in Milton Keynes have been supplied, in the past, through attracting new companies to the town, but commercial property is now becoming more scarce. A fall in achievable rents in the 1990s, to a current rate of 9-10 pounds sterling per square foot, is deterring speculative development, but specialists are convinced that rent prices will rise. Details of property developments in other sectors are included.
