The property market in Eastbourne, England, shows some areas of buoyancy. The town centre will face competition from retail developments in nearby towns in the future, but demand for retail space remains high. The council wants to extend its Arndale Centre to meet the future competition. The office market in Eastbourne is stagnant, but there is a shortfall in property to meet the high demand in the industrial sector. Eight of nine recently refurbished industrial units have been let, and rents achieved of 48 pounds sterling per square meter point may encourage more speculative development.

The Broadmead shopping centre in Bristol, England, may face harsh competition from the new 130 million pounds sterling Cribbs Causeway being constructed on the city outskirts. Other shopping areas such as Queen Street may have been adversely affected by the new shopping centre but it has gained popularity as a student area. The Cribbs centre has planned its unit occupation by admitting specific shops which has excluded some companies. Some of Broadmead shops have increased takings by between 8%-50% although some customers complain that the cost of parking in the city is too high.

The town of Brighton, England, looks set to change. Traffic and access problems have caused residents to travel elsewhere to shop, but Standard Life's 90 million pounds sterling Churchill Square shopping area in the town centre will have parking and distribution facilities when it opens in early 1998. Leisure development aimed at the resident population is also taking place, and the two types of development should together dispel the town's tourist image. The office take-up is recovering with a total take-up figure in 1996 of 28,335 square meters.
