The demand for office space in Newcastle-upon-Tyne, England, is high due to lack of suitable accommodation, with many of the available buildings unsuitable for modern business needs. The Quayside was developed at a cost of 170 million pounds sterling on a site 15 minutes away for the city centre. It is very popular with occupiers as it offers modern facilities and leisure outlets within the same development. Business parks on the outskirts of the city centre are also popular with occupiers. Some smaller refurbishment schemes of listed building are going ahead in the city centre.

Some developers are looking to build smaller residential and industrial buildings in Canary Wharf and Docklands, London, England. Transportation and roads in the area have been improving. The market for residential properties is buoyant, with new properties particularly popular. The area has few empty offices to meet the rising demand. Rents for South Quay had reached 25 pounds sterling per sq ft at the end of 1999 from 12.50-13 pounds sterling per sq ft at the beginning of the year. Local property agents anticipate some speculative development will go ahead.

The retail market in Guildford, Surrey, England, is very buoyant, with little vacant space. An extension to the Friary shopping centre is under discussion. Local property agents report demand and supply of office space is about even. A new 89,000 sq ft is planned for the town centre by Hutley Developments. It is anticipated rents for the new G3 building at The Guildway, which is under development, may reach 30 pounds sterling per sq ft.
