The effectiveness of the United Kingdom's Landlord and Tenant Act 1954 is discussed. This law has worked well, but increasing changes in use and technology leading to a requirement for more flexibility are making it inappropriate.

The UK government's planned changes to business tenancy legislation are discussed. The basic philosophy of the Landlord and Tenant Act (1954) will remain intact, but efforts will be made to modernize procedures.
