Owner tenancy as a credible commitment under uncertainty
Article Abstract:
Office rents will tend to be higher if landlords commit themselves to a high standard of maintenance, as is shown by a study which compares office buildings solely occupied by tenants, and those partly occupied by the landlord. This results backs a prediction made using a model which seeks to illuminate the relationship between the uncertainty involved over the cost of maintenance, and the landlord's commitment, taking owner tenancy as a sign of commitment. The study used data from Baton Rouge, Louisiana, for a seven year period.

Security deposits, adverse selection and office leases
Article Abstract:
An analysis of the impact on office leases of security deposits is presented. The analysis focuses on landlord power in controlling tenant intensity in office space utilization. It is shown that the use of such deposits as a rental externality premium conditions tenant type sorting out. Contracts for substantial security deposits minimize landlord anxiety and suggest rental discounts over interest on the deposit monies.

Influence of rent differentials on the choice between office rent contracts with and without relocation provisions
Article Abstract:
An analysis of the impact on office rental contracts of rent differentials is presented. The analysis focuses on relocation provisions and their influence on office rents. It is shown that pricing and lease terms influence choice of office relocation rights. In addition, tenant characteristics such as tenant size and creditworthiness display minimal effects on relocation right choices.
