Property's discount is not only virtual
Article Abstract:
UK investors have lost interest in the property sector, turning instead to new technology firms. On average, the share prices of quoted property companies have dropped to 40% below their net asset values. This trend is affecting both small and large property firms. Some observers believe that investors will return to property once they become disillusioned with new technology firms. However, others feel that, for many property companies, the low rating is justified. Research undertaken at CSFB indicates that most property firms do not earn enough to cover their cost of capital. They are therefore destroying shareholder value, rather than adding it.
