Some industry observers point out the popularity of factory outlets will increasingly lead to some well-known fashion designers opening shops in the centres. Others suggest a few of the outlets are becoming too large. A number of outlets include a range of leisure activities, such as restaurants and a multiplex, in order to encourage tourists. A BAA McArthur Glen Group retail manager points out all shops in their outlet must agree to discount their prices by 30%. Other outlets sell a combination of full-price and discounted goods.

Sean Collidge is chief executive of Freeport Leisure, a factory outlet developer, and he has been at the forefront of importing the concept from the US and tailoring it to suit the UK market. Collidge believes his experience as a buyer, and his time running Millets and Jumper, gives him an advantage as a retail property developer. He is also prepared for the effects of the government White Paper that is firmly against the use of private cars, and intends that two Freeport Villages being planned, will have rail links.

Cut-price and cut-throat: The burgeoning number of factory outlets has seen some developers resort to spoiling tactics to beat off rivals
Article Abstract:
The factory outlet concept was pioneered in the US and such outlets have long existed in the UK at a local level. However schemes are appearing throughout the country and there are about 19 currently under consideration. Many retailers are willing to locate close to both full price and discount stores, although this can weaken the exclusivity of a scheme for a landlord. Some landlords require tenants to to sign restrictive covenants to prevent them opening a similar store within a given distance.
