Retail appeal to tenants

Local agents confirm there is a lack of vacant office space in Uxbridge, Greater London, England, and little speculative development is planned for the town. It is hoped the improvement of the retail market in the town will help increase interest in the development of new office space. Rents for premium office space rents are around 26 pounds sterling per sq ft which is less than nearby towns. Some 150 million pounds sterling is being spent on The Chimes shopping centre, which will include a multiplex cinema and 75 shops. It is due to be completed in 2001.

Some new office developments on the outskirts of Worcester, England, have already been leased. The strongest demand is for space of around 1,500-5,000 sq ft. Local agents anticipate rents will reach 9.50 pounds sterling per sq ft. Demand for retail and leisure space in Worcestershire is growing, with premium retail rents achieving 161 pounds sterling per sq ft. A new mixed use development including dwellings, a theatre and shops is planned for the riverside. Worcester is attracting consumers from nearby towns.
