Rising crane count sparks City fears

Some property agents are concerned at the large number of speculative office developments in the City of London, during 1999. Others point out rents are likely to stabilise with the good supply of quality secondhand offices added to the new offices being built. There are fears a decline in the property market will make the industry unpopular with investors. According to the London Office Database some 59% of offices under construction, during the second quarter of 1999, have been let. Whereas Applied Property Research suggests some 7.8 million sq ft of new office space has not been let.

Squeeze on city space

Some agents in Edinburgh, Scotland, have expressed fears that office occupiers may leave the city if rents continue to rise and new space is not developed. Two speculative office construction schemes which are underway will provide 50,000 sq ft and 67,500 sq ft of new office space. There are also plans for new office developement at the 138 acre Edinburgh Park. A study found the 41% of companies questioned wished to move their offices or to expand their premises. Rental values are likely to increase during 1997 with only 110,000 sq ft of premium space available in the city-centre.

Article Abstract:
The market for office space on Glasgow, Scotland, has been gradually improving, with some shortages occurring in high quality modern office buildings. Three speculative building projects are planned on sites that were already owned by developers. Glasgow is a very popular area for call-centre operations, which moved initially into secondary buildings to avoid high rents. Rents for good quality buildings are predicted to be 17.50 pounds sterling per sq ft during 1997.
