The UK government is looking to raise funds for the National Health Service by selling off redundant hospital buildings, both in rural locations and in city centres. These buildings are attracting considerable interest from property developers and agents, especially as they are usually listed and conversion and repair work is therefore exempt from value added tax. Try Homes, for example, is redeveloping Littlemore House, a Victorian listed former psychiatric hospital near Oxford, England, while County & Metropolitan Homes has purchased the Royal Earlswood hospital site at Redhill, England.

Options to determine or break clauses are inserted into commercial leasing contracts, they enable a tenant to continue occupation or to vacate a property during a period of leasing. The lease may stipulate that a tenant must fulfill certain conditions to be able to continue renting a property and minor infringements could give the landlord a reason to close the agreement. The UK courts have decided that in some cases a tenant has made a reasonable attempt to comply with the covenants in the lease. Some tenants were tied into expensive leases and use break clauses to escape the lease.
