Single-tenant retail real estate valuation and financing: an enterprise approach
Article Abstract:
Single-tenant, free-standing retail real estate is leased on property construction cost that is acceptable to tenants on the basis of potential business earnings. The investment and risk factors of these properties are linked between tenant economics and property valuation. Tenants view it as plant and equipment, that is imposed on a build-to-suit basis. Its lease streams are a function of property construction costs, long-term interest rates, and tenant credit risk. The enterprise valuation approach on these properties gives more preference on tenant economics than on landlord economics.

Opportunities abound in the hospitality industry
Article Abstract:
A down market in real estate usually offers good opportunities to investors who have enough financial resources. Hotels that are in good condition and with good locations but had been poorly managed and marketed can be an extraordinary acquisition. The hotel buyer should be an expert in identifying a good buy from a poor one. The bottomline in this business is thoroughly understanding the hospitality industry and thereby accurately evaluating past ratings, analyze present state and quickly predicting the potential earnings in the future.

Receiverships for income properties
Article Abstract:
Receivers were born when the real estate industry experienced some slump during the late 1980s. These court-appointed third parties are duty-bound to take and keep possession of the subject property and protect the interests of the parties concerned. The appointment of a receiver is often seen as a last-ditch effort and must only be granted if a less drastic remedy is not available.
