Sporting goods stores, when they first began moving into shopping centers, demanded exclusive clauses. Many shopping centers were willing to grant sporting goods stores use and exclusive clauses based on those granted to such stores in downtown and neighborhood shopping districts. Those leases were not, however, good models for shopping center use. Points landlords should consider when developing sports superstore leases are discussed.

Use and exclusive clauses in banking institution leases
Article Abstract:
Banks usually make excellent tenants, but it is advisable for shopping center landlords to include use limitations in banks' leases. Such limitations are necessary to assure that that space leased by banks is not used in a way that violates other tenants' rights. A bank with an unrestricted lease could, for example, sublet to a retailer that might compete with an existing tenant. Also discussed are exclusive clauses that banks demand.

It is still important for retail property lessors to have a clear understanding of the use and exclusive clauses in catalog-store leases, despite a general perception that the catalog-store retailing, as a significant retail sector, is in decline.
