Some property investment experts suggest industrial property is maintaining a good level of return due to the lack in buildings particularly on easily accessible sites. Others have pointed out investment levels vary through the UK, with only 6% in Scotland rising to 57% in the South East of England. Investment in distribution warehousing reached 423 million pounds sterling for 1998. Investments in warehouse and industrial properties have maintained returns of 18.8%. The total investment in the industrial market has achieved a value of 1,191 million pound sterling for 1998.

Around 160 billion pounds sterling worth of investment stock in the UK is owned by foreign businesses. Foreign companies are moving their operations into the UK because of the availability of skilled labour and its location relative to markets in Europe. The property industry should continue to work hard to assist foreign investors find the right location. The use of technology will help companies improve their access to property information. Both local and national authorities need to work together to encourage economic investment into the UK.
