Some local agents suggest the predominance of the motor car industry in the West Midlands is not a good idea. Other agents point to the growing parcel industry in the area. Demand for industrial space is variable. Some speculative building is going ahead at Prologis Kingspark. Greenbelt land may be developed for industrial use in the future. Problems related to the Rover company site at Longbridge, Birmingham, England, has had an impact on demand for space in the immediate area. Developers and component firms delayed their own plans whilst BMW decided whether to stay in the UK.

Much of the development land around Bristol, England, is owned by property developers. Demand for space comes mainly from the distribution industry, with only 20% of enquires relating to industrial buildings. Most occupiers want flexibility in their leases which many landlords seem reluctant to grant. There is a shortage of large space. Commercial landlords in Bristol, England, demand high rents for industrial property at around 5.75-6.75 pounds sterling per sq ft for a small industrial unit. A similar property in the West Midlands would cost 4.50 pounds sterling per sq ft.
