Buildings are becoming better places for living, working and interacting. Buildings are becoming more efficient, and will be better able to accommodate high-tech developments. Materials durability, maintenance and design will all be improved. Greater attention will be given to expediting building cycles. The New Age of Buildings will emphasize energy conservation and environmental control. Owner sophistication is expected to grow. Owners may also have increased leverage and influence. Some historical reflections are made so that a conception of present conditions is facilitated.

Survival guide for real estate lawyers
Article Abstract:
Real estate lawyers should change their working style to become more competitive. Automated document preparers threaten to usurp the role of the real estate lawyer. One such threat is a CD-ROM software called the "CD Real Estate Lawyer." Real estate lawyers already have nonlawyers doing some of their work, specifically paralegals who can prepare documents and negotiate. To combat the competition from automated document preparers, real estate lawyers are encouraged to utilize innovation and original thinking when creating leases and real estate contracts.
