The welfare effects of non-price competition among real estate brokers
Article Abstract:
A study was conducted to evaluate the role of real estate brokers in the development of transactions costs for the housing market. The study considers the possible welfare effects of such brokers and focuses on non-price competition. Results show that excessive commission rates generate welfare gains depending on the existing market set-up for brokers. Low transactions costs raise market welfare gains while non-price competition negates any such gain.
