Company headquarters in the UK must be flexible buildings in order to adapt to the changing needs of business but they are also seen as a symbol of the company involved. Some companies are restructuring their business activities and prefer to move from several smaller sites into a main office building. Companies are moving to larger buildings to reduce costs. Open plan offices are becoming more popular and most businesses choose more traditional buildings. High prestige companies prefer to locate their headquarters in city-centres whilst technology companies are often found in business parks.

The market for office space in Reigate, Surrey, England, is buoyant with rental values predicted to increase to over 25 pounds sterling per sq ft by Oct 1998. A speculative office building is planned for Castlefield Road. Fidelity are leasing 30,358 sq ft of space in the Windmill Court building. Redhill, Surrey, England, is also experiencing increasing demand for offices particularly for new small buildings. Some 6% of offices remain vacant. New industrial buildings and offices are planned for the 50 million pounds sterling Foxboro Court business area.

Beyond speculation
Article Abstract:
There has been a rise in the number of business park developments being undertaken in the UK. Most deals are agreed before the practical completion stage is reached. Property agents report that there has not been a significant increase in speculative development of business parks yet, but expect that this will happen soon. Business parks are being increasingly seen as having advantages over town-centre locations, especially as many town centres can no longer meet the demands of occupiers.
