Demand for residential property in Edinburgh, Scotland, has led to the cost of land rising to 1 million pounds sterling per acre. The shortage of land has resulted in competition for space between office and housing developers. Some local agents suggest freehold property will reach a value of 300 pounds sterling per sq ft during 1999-2000. The rental market is not as buoyant, with yields falling to 5-6%. Some innovative new housing development has gone ahead, which does not include any provision for cars. A number of luxury homes are planned to be built on the 29.4 acre site at Cramond Campus.

A number of property developers are becoming involved in residential schemes in the centre of Birmingham, England. Europa Homes is constructing 82 one- and two-bedroom apartments and top floor penthouses at its City Heights development, while Sherborne Loft Co is converting the 12-storey former British Telecommunications building in Newhall Street into Millennium Apartments, where there will be 65 units. There is a wide range of secondhand properties being considered for redevelopment.

Local agents suggest the value of residential property in Glasgow, Scotland, is likely to rise by 10% during 1999-2000. But they also point out the position of any development is very important and will reflect on its popularity with buyers. The residential market in the centre of Glasgow has been slow to develop. Some developers are looking for land to develop in the city as it seems to have potential. A number of office buildings have been converted into residential space.
