The economies of the coastal towns of East Anglia, England, which still depend heavily on tourism and agriculture, are showing mixed performance. In Lowestoft, England, there is little or no market for office space. Around 70 ha of land has been set aside for development in the period to 2006, of which 40.1 ha has planning permission. In Great Yarmouth, England, the key development is the 3 million pounds sterling South Gorleston Business Park. There is no major property development work in King's Lynn, England.

Harrogate bustles with activity

Office property take-up in Harrogate, England, in 1997 was 11,148 sq mt, with demand currently at 18,580 sq mt. The purchasing power of tenants is increasing, and rents are rising. Industrial rents are between 48 pounds sterling and 65 pounds sterling per sq mt for high quality accommodation. In the retail sector, the most significant transaction recently has been the purchase by Tops Estates of the two 145-year leases for the Victoria Shopping Centre.
