Property professionals are expressing mixed views about whether there will be damaging competition between the Whiteley Village factory outlet centre being constructed by Swan Hill Properties near junction 9 of the M27 between Southampton, England, and Portsmouth, England, and the factory outlet scheme being developed by Berkeley Festival Waterfront at Gunwharf Quays in Portsmouth, England. They are also concerned about the access arrangements for both schemes. There are also plans to double the floorspace of Tesco's 5,574 sq mt store at North Harbour, Portsmouth.

The region known as the Black Country around Birmingham, England, has seen a number of significant retail property developments recently. In Walsall, for example, the first stage of the Town Wharf shopping arcade is almost finished, and a number of prestigious tenants have been attracted. At the well-established Merry Hill shopping centre, which dominates retailing in the Black Country, Chelsfield plans to add a 41,805 sq mt extension, adding to 9,290 sq mt of new space which is to open in Nov 1996.

Many UK retailers are looking to establish a presence in Ireland, and this has served to greatly boost the retail property market there, especially in Dublin. The city's Grafton Street area remains extremely popular, although retailers there are facing increasing competition from out-of-town shopping centres. Occupiers are keen to take space wherever possible, and this is pushing down investment yields. Prime yields in Grafton Street are now at a hypothetical 4.8%.
