Use and exclusive clauses in shopping center leases are necessary for shopping centers to maintain optimum diversity of stores, but create problems if poorly drafted. Exclusive clauses can serve as a point of dissention between tenants and landlords, as tenants demand that landlords protect their exclusive rights. Problems in use and exclusive clauses can arise from the way exclusive clauses are worded and from the absence of use clauses restricting certain types of tenants' use of the premises.

Comparing apartment and office investments
Article Abstract:
It is incorrect to assume that the short-term nature of individual leases makes apartment investments risky. Net incomes from apartment complexes are more stable and predictable than incomes from other properties. In recent years, returns from apartment investments have surpassed returns from office investments. Returns on apartment investments have also been comparatively stable.
