Tenants planning to lease a building under construction must endeavour to ensure the preletting agreement is fully comprehensive. It should include reference to the specification and quality of the finished building. Warranties from the builders should be made available. The occupiers must be permitted to inspect the building before completion. Prospective occupiers of commercial property should take careful note of the provisions in any insurance cover organised by the landlord. They must make sure their interest is noted in the policy and all risks are included.
